Most design firms draw your project and then send it out to an engineer, who sends it back with changes, which means redrawing, delay and a second invoice. Ours works with us from the start. Your drawings and your stamped structural set are the same document, and they never fall out of sync. We draw your project, we model it, and our structural engineer stamps it — all under one roof. When we hand it over, it is ready to build.
We do not build it for you. That is deliberate. It means we have no reason to specify anything but what your project actually needs. Every project is a flat fee, quoted in writing before we begin. A number agreed at the start that doesn't move unless you ask it to. Sometimes the answer is that we're not the right studio for you. We'll tell you that too.

HOW IT WORKS

Every design project leaves the Studio complete, permit-ready and stamped as a Build Ready package. You can walk into the City with it, and you can walk into a builder's office with it.
1. Engagement
We meet at the Studio, confirm the right package, and sign. 75% starts the work and holds your place in the schedule.
2. Discovery & Survey
We come to you. The laser measurements and discovery conversation happen in the same visit— we cover your goals, how you actually live, your constraints, and your budget ceiling, and agree on everything in writing before we draw anything.
3. First Draft
Floor plan and 3D concept. Technical constraints are marked on the drawing, so you can see why things sit where they do.
4. Two Revisions
5. Build Ready Handoff
The first refines the layout based on your feedback. The second locks in finishes, cabinetry and fixtures, and applies exact dimensions.
Engineering is stamped, the package is compiled, and it's yours. The remaining 25% is due here.
Typical timeline, from discovery to handoff: three weeks for a single room, four to six weeks for a kitchen, six to eight weeks for an addition, ten to twelve weeks for a new home. We will confirm yours once the scope is settled.

Where the numbers are. After our first conversation, we email you a Welcome Package and our full rate card within a day. Every package, every inclusion, every band and every add-on — the whole thing, in writing, before you've committed to anything.
Your fee scales with your project. Every package includes a set amount of square footage. Above that, the fee steps up in clearly defined bands. We measure the space ourselves with a laser survey, so your fee is based on the number on your drawings—and we confirm your exact band in writing before you sign, never after.​
