We fix your fee in writing before we begin, and it doesn't move. Your material take-off is itemized, so your builder bids from real quantities, not guesses. Every finding we report is cited to the drawing sheet or the clause it comes from — a fact you can act on, not an opinion someone can talk you out of. And the drawings are yours. Take them to any builder in the city.

Meet Genevieve.
I was ten years old the first time I watched an old building get saved properly—my family retrofitted a 1900s barn to passive-house standards, engineered by the same structural engineer who still stamps our drawings today. Old buildings aren't a specialty we added. They're where we started.
What I care about is the part of a house you can't photograph: whether the light lands where you actually sit, whether the kitchen works the way you cook rather than the way kitchens are supposed to work.
